Lite Programme

The Lite Home Search to Purchase Support Service is an effective and affordable option to provide assignees with guidance and assistance throughout the home finding process.

What you can expect your employee to receive through this programme selection:

Dedicated relocation consultant

One of our experienced UK Home Purchase Consultants will be the single point of co-ordination for the search from initiation through to completion of the transaction.

Thorough review of property and location requirements

Carry out a thorough needs assessment to review specific home search requirements. This includes understanding any aspects of the assignee’s family life that are to be considered during the search process so that they are best accommodated during their transition. This could include distance to or ease of access to: work location, schools, friends, aspirations, hobbies etc. These will be addressed in our property search, as well as the preferred size and condition of the new property working within the available house purchase budget allotted.

Register requirements with estate agents

Register the assignee with up to 10 appropriate local estate agents to receive immediate alerts of new listings that match the assignees requirements.

Provide information on process of purchasing a property in the UK

Provision of a detailed guide to buying a property in the UK and ongoing advice throughout the process.

Appointment of solicitors

Introduction to our panel of solicitors to act for the assignee on the purchase transaction(s).

 

Standard Programme

The Standard Home Search to Purchase Support Service is based on securing a maximum of 10 viewing appointments. Building upon the Lite Programme, the Standard Programme has the following enhancements detailed below.

Dedicated relocation consultant

Thorough review of property and location requirements

Provide information on process of purchasing a property in the UK

Search for the properties

Search up to 10 suitable properties which meet most or all of the specified criteria as per the needs assessment review. Because of our knowledge, experience and contacts we can start investigating and have access to properties that are not officially on the market yet as well as those that are. This process can take time as it is very dependent on the housing market stock available.

Property viewings

We will provide links to potential viewing options for the assignee to review virtually at first up front and then schedule viewing appointments for up to a maximum of 10 preferred options, to be agreed with the assignee. 

Once property found

Check the background of the chosen property thoroughly including the local neighbourhood and marketing history. This enables the assignee to make an informed decision and provides a basis for agreeing what offer should be submitted on the property.

Survey

Advise on the necessary and vital surveys for the property. Advise on the survey results and possible impact on the agreed sale price and progress of the purchase. Facilitate any specialist reports which may be required following survey.

Specialist reports

If, during the survey the surveyor feels there are specific areas of concern they will recommend specialist reports to be carried out to fully identify suspected issues in detail, what remedial works (including costs) are required to rectify the situation.

Appointment of solicitors

Liaise

Ongoing liaison and oversight of the purchase process, including, but not limited to:

    • Working with the surveyor
    • Reviewing the neighbourhood
    • Liaising with solicitors
    • Monitoring the purchase progress through to exchange of contracts and completion

Exchange of contracts and completion of sale

Once contracts are exchanged, we will continue to assist by liaising with local tradesmen, suppliers, removal contractors etc. as required. 

 

Premier Programme

The Home Purchase Support Service – Premier Programme is based on the overall programme
and there is no time limit set.

The support continues from initiation to the actual move into the property. Time frames are dependent on the location, availability, and condition of the property as any specialist reports, repairs etc. can extend the purchase process to a period in excess of 6 months+.

This echelon tier of our home purchase support service is set apart due to its white-glove, high-touch approach. Although the services listed are similar to the Standard Programme the difference is the time and thus additional care offered above and beyond.
